Taxes, fees and costs for future homeowners

Below is an overview of the taxes, costs, and fees associated with purchasing a house in the Netherlands:

Transfer Tax (Overdrachtsbelasting):

  • 2% of the purchase price
  • If the property is not intended for personal residence, the transfer tax rate is 10.4% (as of 2024).
  • Non-negotiable
  • Starting from January 1, 2021, first-time property buyers aged 18-35 are exempt from paying transfer tax (2% of the purchase price). In 2024, the maximum allowable cost for this exemption is €510,000.

Bank Guarantee (Bankgarantie waarborgsom):

  • 10% of the purchase price (through transfer or written bank guarantee)
  • Non-negotiable

Transfer Contract (De leveringsakte):

  • Approximately €700-€900

Real Estate Agent Fee (Makelaarscourtage):

  • €5000,- including VAT (BTW) for full-service orders, encompassing: property search, scheduling and conducting viewings, negotiating a market-appropriate sale price, providing general advice on neighborhood conditions and property maintenance, arranging for building surveys if necessary, and handling all other essential tasks related to the property purchase.

Valuation (Taxatierapport):

  • Between €450-€800 including VAT
